Tradie storage
Back the ute up, grab what you need and be back on the road in ten minutes. Your own container in Albion for tools, materials and gear, with access from 5am, 7 days a week, and no lease to sign.
Tradies are the backbone of our yard
A container gives you a lock-up close to jobs across the west, and the garage goes back to being a garage.

Plumbers and electricians
Fittings, cable, pipe, spare stock and the tools that don't live in the van.

Carpenters, painters and tilers
Timber, ladders, trestles, drop sheets, tiles and the bigger gear you only need for some jobs.

Landscapers and gardeners
Mowers, blowers and hand tools, drained of fuel, plus pavers, edging and materials between jobs.

Builders and renovators
Fixtures, fittings and materials between stages of a job, so nothing sits on site to be pinched.

A container or a factory unit?
If you need staff on site or customers coming in, a factory or warehouse unit is the right choice, and we'll tell you that straight. If you need somewhere secure for tools, materials and gear, here's roughly how the costs compare.
| What you pay for | A warehouse or factory unit | A container at Sunshine |
|---|---|---|
| Rent | Rent, usually reviewed every year | One fixed monthly price, from $198 |
| How long you sign for | A lease, often for several years | Three months, then month to month |
| Up front | A bond or bank guarantee, and legal costs for the lease | No deposit and no setup fee |
| Outgoings | Rates, building insurance and maintenance, often on top of the rent | None. They are in the price |
| Fit-out and bills | Power, shelving and fit-out to organise and pay for | Bring freestanding shelving if you want it |
| Security | Alarm, cameras and locks to set up and pay for | High fences, a card gate, alarms and monitored cameras already in place |
| When you are done | Getting out of a lease early can be costly | 30 days' notice |
A general guide only. Warehouse costs vary a lot from one property to the next.
Good to know before you book
A few rules from the storage agreement matter more for tradies. Better to know now than on moving day.
- No lithium-ion batteries. Cordless tool batteries, and chargers with batteries in them, stay in the van or at home.
- No fuel or flammables. Drain mowers, generators and other petrol gear. No fuel cans, gas bottles or solvents.
- Power and lighting. There's none at the containers as standard, so most tradies use battery tools and daylight. If you need power, talk to us and we can arrange it.
- Workshops need our OK. You can work in your container with our written permission. Just ask.
- Freestanding shelving is fine. Nothing drilled, bolted or welded to the container without our written consent.
- Pallets and forklifts. There's a lip of about 70mm at the door, so bring a ramp for a pallet jack. We don't keep a forklift on site, but one can be arranged. Talk to us before the day.
- You meet your deliveries. There's no one on site to accept a delivery or let a driver in, and nothing can be left outside your container.
- Check your insurance. Insurance is up to you. Ask your insurer whether your business policy covers tools and stock kept away from your business address.

Neil Campbell
I stored a large amount of possessions for two years in one of the 20' containers & everything was safe, secure & well-protected from the elements. And all of the staff were easy to contact & quick to assist with any queries - couldn't recommend them highly enough.
Alen Bardak
We used Sunshine Self Storage for 8 months and couldn’t be happier. They were very affordable compared to other storage companies, our belongings stayed in perfect condition there was no water or dust coming through the container and Ned, Hillary and Sarah were very prompt at all times to answer any of our questions. Couldn’t recommend them enough!
